Most agents will charge 6% total. 3% for the selling side and 3% for the buying side. My fee on the residential listing side is and always will be 1%. My advice for the buying side compensation is 2.5 - 3% to market your property competitively. This may change over time and with market conditions. So 3.5% to 4% total not 6%. This enables a seller to have negotiating room and price the home competitively so it will sell faster and save you money at the same time. If the seller is paying 3% commission to the buyer's agent, my goal is to rebate about half to my clients in the form of a buyer rebate.
