The seller retains proceeds that normally go to the brokerage fee and Calex is able to acquire assets before they reach the open market which can allow for greater returns for our partners. Calex acquires assets with higher value-add potential because many investment firms are reluctant to purchase multi-family assets below 90% occupancy rate. Calex has a track record of finding these lower occupancy rate multi-family assets. We implement a strategic repositioning process and renovation plan to improve underperforming units (and ultimately command a higher rent). Occupancy rate is improved to 90+% thus increasing the value of the asset and ultimately providing higher-than-normal yields to our partners.
