The meeting was called to order at 6:07 p.m. A quorum was not established at the meeting. Meeting was adjourned at 6:08 p.m. This meeting was called to order at 6:09 p.m. 6.6 Vacancies-A vacancy in any office may be filled by appointment by the Board. The officer appointed to such vacancy shall serve for the remainder of the tenure of the officer h... e/she replaces. Michelle Simmons appointed Gregory Harding and Jason Hupcej as board members Sammie Burrows, Milton Tapper and Payton Townes volunteered. Gregory Harding shared his prior knowledge about steps to strengthen homeowner compliance. He discussed fining and mediation strategies and touched upon homeowner recourse in accordance to Florida Statute 721.311 Dispute Resolution. Violation notices are not being sent via certified mail. With the current method of mailing notices via regular mail, it is only a thread with no enforcement. Going forward, notices should be mailed to homeowners via certified mail after EPM inspections. Some possible options for compliance committee enforcement will be for the Board to set reasonable fines for noncompliance. The ultimate goal is to correct homeowner's behavior. And stronger language in homeowner notices will have better effect and lead to better compliance. Landscaping-all landscaping throughout common areas and park need mulch. Front entrance-- sign-Gulf Power/electrician to relight sign. Repainting faded white center line on streets. Pet fecal matter and homeowner responsibility. The date was set for December 26, 2017 at 6:00 p.m. at 705 Presscott St. It was agreed that an Emergency Board of Directors Meeting should be held to fill vacancies on the Board.
