Cobalt invests primarily in single tenant net lease properties across retail and office property asset classes. The retail leases are "triple net leases", under which the tenant is responsible for real estate taxes, insurance and ordinary maintenance and repairs and works with Cobalt to make improvements to sites. Our focus is quality investments with strong underlying real estate, tenants, and long term leases.
