"The village indicated to us that it was the only way we'd get zoning approval," Tandem Realty President David Zazove said.

Zazove said the only difference between the affordable units and the market-rate units is the less expensive units are a little smaller.The units will be mixed together and will have all the same features.

Zazove also said the market-rate units are not marked up to make up the difference.

All but six of those condos have been sold, said Tandem owner David Zazove.Another 30 condos will be built in a new building just east of the Melco building, he said.

Other Walker's Point area housing developments include plans to convert the former L. Teweles Seed Co., 222 S. 3rd St., into 127 apartments; the conversion of a former warehouse at 133 W. Oregon St. into 98 loft apartments, known as the Historic Fifth Ward Lofts, and the conversion of a former auto parts warehouse at 215 W. Maple St. into 60 condos, known as The PartsHouse.
