    Marilyn Wood, executive director of the Flathead Land Trust, said the 1,600 acres that includes the Millers' 160 acres, along with the wetlands, is the only undeveloped land along Flathead Lake.She said the trust has been in contact with those landowners and said most of them are interested in discussing ways to keep the land intact.

    Acquiring the Miller tract was a demonstration that the trust was working to provide fair financial compensation, Wood said, because landowners cannot give away value in their property.

    Flathead Land Trust Director Marilyn Wood said the decision "showed real leadership by the commission."

    "I'm sure it was a tough decision," she said."I wasn't really aware of some of the issues either."

    Wood said that the flood easements were news to her, and that they are something the land trust needs to look at as they look at the land.

    While the development's denial might mean nothing will be built in the very near future, Wood said that regardless of the commissioner's decision last week, the Land Trust was planning to move ahead with a "conservation solution" for the area.

    In a previous interview with the Eagle, Wood said her group had a good relationship with Averill and Simon and that even with the development's approval, the trust would still work with the developers until construction actually started,

    Now, Wood said the trust will have to talk with state and federal agencies as well as go after donations and grant money.Last month the Doris Duke Foundation gave the trust ,200,000 toward projects on the North Shore.

    Ideas for conservation easements, a possible state park as well as plenty of other possibilities have been thrown around for the North Shore, and Wood stressed the group's commitment to the project, as well as interest in working with landowners.

    "We don't want to come in and say, 'This is what you're going to do with your land,'" she said.

    Even if North Shore Ranch is approved, Wood said, options are still on the table, as the developer has made it clear that up until construction starts they'd be willing to listen to different offers.

    Wood said Kleinhans Farms Estates has been open to discussions about the land, including being bought out as part of a large-scale conservation effort.

    The Flathead Land Trust already has a large monetary commitment from one foundation, Wood said, though she wasn't able to release the amount of the group at this time.The trust is currently trying to come up with a solid number for the amount of money it would take to purchase the whole north shore area south of Highway 82 and adjacent to the 2,300 acres owned by the federal government in the Flathead Waterfowl Production Area.

    "It's not as much as you might think," Wood said.
