The value of the completed subdivision is estimated at $5 million, Willis said at a Tuesday Interlachen Town Council meeting."We're buying the property from the Southern Baptist Convention," Willis said Friday.The organization did not have a camp at the site."At this point, we are in the process of submitting plans to the county for final approval."The target date for starting construction is February 2004, with the first homeowners moving in their new homes in March or April of 2004, he said."We're putting two spec (speculative) houses up as soon as we get approval."The spec homes would serve as models for potential buyers to view.Willis said Tanglewood would feature homes with three bedrooms and higher ranging from $120,000-$140,000 on two-thirds-acre lots.The units will have two bathrooms, two-car garages and feature galvalum (galvanized aluminum) roofs."They are very energy efficient."The community would be deed-restricted with respect to the style of roof allowed on the homes and fences that could not be built beyond the front area leading to the house, he said.Residents would have to park their boats and recreational vehicles in the rear of the homes.Willis said amenities planned for Tanglewood Homes are a jogging trail and a common recreation area at a small lake on the back of the property."We're looking at move-up buyers people that are currently living in mobile homes," he said about targeting buyers for the homes."We're looking for retirees."Willis said First Federal Bank of North Florida is excited about the development.The subdivision also meets a void in the Interlachen real estate market. "The real estate professionals have all indicated there is a real need for a product down there," he said, adding that they have no such homes to sell.Willis said Shurock, originally from Interlachen, is an established builder who currently has five homes under construction.

On Tuesday, Willis said a feasibility study for Tanglewood Homes showed that the area would not support homes that are higher than the $140,000 range.He asked the town council about connecting the subdivision to the town water system. The council, however, was unable to take action on Willis' request because he was not on its agenda, which is required by state open meeting laws, and asked that he place his request on the agenda for the November meeting.
