   And while housing sales have dipped each of the past two months, this is more a function of a low inventory than any weakening in the market, said Tom Weik, an associate broker with Kingsway Realty and 2005 president of the Lancaster County Association of Realtors.
   
   "We are experiencing unprecedented growth in property values," he said, "but when compared to areas that are seeing 20 to 30 [percent] per year, our growth would still be considered moderate."

   Weik, LCAR president, also notes that there is "a lot more real estate investing in Lancaster County than ever before, and that can be perceived as a ‘bubble mentality.'" But even with some investors buying, fixing up and "flipping" properties for quick profit, most are seeking long-term gains from an investment considered less risky than the stock market.
