"This is a new trend that, based on consumer demand, we're moving toward," said Shelton Weeks, general manager of the 900,000-square-foot Albuquerque shopping center. "We're moving toward what we would call a new urbanism or what we call a live-work-play environment."
The new "The Avenue-Winrock" will be an open-air center reminiscent of a downtown shopping district. It will have two "avenues" splitting it in three quadrants. At their axis will be a remodeled Dillard's department store.

But, Weeks said, the new center will be more than just shopping. It will combine office space, a hotel, a new 14-screen movie theater and outdoor cafes with retail stores.
By next week, some of the first work on the new Winrock could begin, Weeks said, with demolition of the old Montgomery Ward Tire & Battery center.
After that, other familiar landmarks will go, including many that were major additions to the center, such as the red pyramid over the food court, the Winrock 6 movie theater and most of the old Montgomery Ward store.
"There were two catalysts," Weeks said.
Last year, Montgomery Ward closed its Winrock store, and Prudential Real Estate Investors, the mall owner, purchased the 160-acre Winrock property from the University of New Mexico.
New market research also helped, Weeks said.
Prizm Partners, which operates Winrock for Prudential Real Estate Investors, did an 18-month study of Albuquerque's retail market and found four major problems:
Many of the stores in the city's three malls - Winrock, Coronado (1.14 million square feet) and Cottonwood (1.04 million square feet) - duplicate each other.
About 11 percent of Albuquerque's retail space is vacant.

The overall size of The Avenue-Winrock will remain the same, but the space will be used differently. Much of it will be swallowed by the movie theater and upper-level office space, Weeks said.

Farrel's Ice Cream was torn down, and in its place a Gardu§os of Mexico and T.G.I.Friday's restaurants were built.

Last year, Montgomery Ward filed for bankruptcy. The longest-standing anchor at Winrock was forced to close, and its inventory was liquidated to pay creditors. Prudential took that as an opportunity, Weeks said, and bought the Winrock land from UNM.
Although Winrock is smaller than Coronado and Cottonwood, it has been able to compete with the larger shopping centers by attracting a slightly more upscale group of stores and shoppers, Weeks said.
"That's the major, significant, differing persona of our mall," Weeks said.
He said the Avenue-Winrock concept should be able to sustain the development for the next 15 to 20 years. Work is expected to be completed by 2005.
