Michael Todd joined Beacon Realty Capital as a Senior Vice President in 2005 to grow BRC's multifamily financing production.He has more than 28 years of experience in the real estate industry, primarily in providing and arranging multifamily debt.
After graduating in 1976 from the University of Wisconsin-Madison with a Masters of Science in Real Estate and Finance, Mr. Todd started his real estate career with The First National Bank of Chicago
. He concentrated on evaluating the bank's loans to the REIT industry.During a 14 month period, his efforts culminated in the swap of bank debt for REIT owned assets with a combined value in excess of $100,000,000.
Inland Steel Urban Development Corporation hired Mr. Todd in 1977 to manage a $100,000,000 portfolio of properties consisting of market rate and FHA financed residential properties.While at Inland, Mr. Todd consummated the sale or refinancing of over $19,450,000.
In 1984 he joined General American Equities, a regional deep shelter syndicator, owning over $300,000,000 in real estate assets.Mr. Todd obtained refinancing through the 223 (f) program which provided the means for the refinance and sale of a 1,000 unit apartment property and the refinance two additional properties.
The Balcor Company recruited Mr. Todd in 1985 to head the Special Projects group specializing in debt and equity restructuring.Over $32,000,000 in restructurings were secured by Mr. Todd and before leaving Balcor he re-negotiated an additional twenty Balcor held loans.
Mr. Todd joined The Equity Group in 1989 as the owner's representative whose primary responsibility was to refinance over twenty properties, which efforts resulted in the refinance of $140,000,000.
In 1992 Mr. Todd joined the Illinois Housing Development Authority where he ultimately became Director of the Multifamily Programs Department.As Director he qualified IHDA as a FHA Risk Sharing lender, oversaw the Tax Credit Department and was a member of IHDA's Loan Committee.During his tenure, the Department closed 14 loans totaling $57,400,000 and assisted in the refinancing of a portfolio of tax exempt bonds originally issued by IHDA in excess of $50,000,000.
