"We've been downtown since 1983, but with interest rate activity the way it is now it just makes sense to build our own building," said Mitchell Taylor, an affiliate broker with Collins, Sharp & Koella.
The firm has been looking for new office space for about 18 months.A number of downtown options were considered, but the firm could not find suitable space, Taylor said.
Besides, having its office in the Pellissippi corridor puts Collins, Sharp & Koella closer to most of the commercial real estate market's new office and industrial developments.
"We will have signs visible from Pellissippi Parkway, and that's more likely to attract people to come by and see us.This is a big, big deal for us," Taylor added.

The cost of Collins, Sharp & Koella's new building, including land and completion of the interior space, will total $1.7million, Taylor said.

The CPA firm Conry-Taylor, which now has offices in Franklin Square, is buying a 4,400-square-foot unit, Taylor said.
That leaves about 2,600 square feet of space that Taylor says should suit a doctor's office or insurance agency.
The Sherrill Boulevard property includes a two-and-a-half-acre pond.Landscape plans include installation of an aerator and waterfall to enhance the natural beauty of the pond.
"The pond and waterfall and the use of a lot of river rock will give it a kind of country feel," Taylor said.
