Mr. Searles oversees the day-to-day operations of the Residential Services Division and its three departments; Condominium & Townhome Conversions, New Construction Sales & Marketing and Residential Brokerage.In addition, he is responsible for the management, training and supervision of Broker Associates, Project Coordinators, Contract & Loan Administrators and Administrative Assistants.Mr. Searles, other responsibilities include project analysis, processing sub-divider licensing applications, HOA document formation, FHA/VA/FNMA project approval, professional services management, strategic planning and creation for advertising, marketing, promotional materials, project identity packages, advanced weekly project reporting, contracts, loans, closings, selections & upgrades, models and sales center design.In conjunction with our Construction Services Division, Mr. Searles reviews budgets, bids, scheduling, change orders, accounts payable coding, quality control, preliminary & final punch list, warranty issues, permits, city & county codes, inspections and safety policies.

Mr. Searles has extensive experience in residential services and prior to his current position with Cottages & Castles, LLC had progressed from On-Site Broker Associate to On-Site Senior Broker Associate to Communities Manager.He has worked on numerous projects throughout the Denver Metropolitan area with a sell-out value in excess of $100 million.His experiences include condominiums, townhomes, single-family, semi-custom and custom homes, many of which included golf course sites.He has managed and monitored all stages of residential services, including the coordination of residential personnel, construction related matters and guiding buyers throughout the entire purchasing process.Mr. Searles was employed by Cottages & Castles, LLC from 1994 through 2000; prior to his return in 2006 to Cottages & Castles, LLC, Mr. Searles worked for KB Homes, Richmond Homes, Capital Pacific Homes and Triton Development, LLC.

Mr. Searles is a licensed Colorado Real Estate Broker, and a member of the Denver Board of Realtors, National Association of Realtors, National Association of Home Builders, Colorado Association of Home Builders, Home Builders Association of Metropolitan Denver, Council of Professional Remodelers, and the Better Business Bureau (BBB).
