"From a business philosophy, builders and developers create value," says Jay Kerr, president of Centex Homes , San Diego division."We start with that as a premise. We start with a vision, build a property, and that turns into something that has value , it's someone's place to live."

"This is Centex Homes' first downtown project [in San Diego].It's very exciting and the way of the future," Kerr says.

Located in the East Village on the corner of Market and 15th Street, Kerr says Element is more of a pioneering project than Nexus."The East Village is at the forefront of a huge transformation; the whole neighborhood is about to change," he says.
    ...
"Nexus is a little more centrally located, and the neighborhood is more established , it's a little more toward Broadway," say Kerr.
    ...
"For our demographics, we have a broad range , homebuyers from 25 to 55-years-old," Kerr says."We're seeing singles, young couples, investors, and second-home and move-down buyers."The only demographic Downtown San Diego isn't attracting is children."Families are still moving out to the hills."However, that might change, Kerr says, as the area's school system catches up with the new affluence.

Jay Kerr, president of the San Diego division of Centex Homes, said the Dallas-based company will do one-third of its local business in infill development going forward.

"We have to, there's no land," Kerr said.

Through infill development, builders can construct more homes on less land, and, in theory, sell condos for less than a house.

Centex is selling homes in San Diego, San Marcos, Oceanside, and La Costa, with prices ranging from $369,000 to $1.9 million.

Kerr said Centex wants to get into infill to produce more homes at lower price levels.
    ...
"With multi-family, you have all the money to build the project on the line before you get the first 10 cents," Kerr said."We're rolling the money out all at once and then getting it back at once.

    Urban Uprising - [Cached Version]
Published on: 2/11/2004    Last Visited: 2/12/2004

"We're not leading the charge," says Jay Kerr, president of the San Diego division of Centex Homes, about the company's recent foray into infill.
    ...
"We have been chronically undersupplying the market here for about 10 years, to the tune of about 200,000 units," says Kerr. While the region is penned in geographically, the economy is strong, there is tremendous demand, and affordability is an issue."It makes for very interesting times," says Kerr.

The city's infill movement started about 15 years ago with a shopping center in the heart of downtown.Over the years, concentric rings grew with supporting shops and restaurants.Although developers began to recognize the need for housing in the area, big builders remained skeptical. The catalyst came in 2000 with the approval of construction for the San Diego Padres ballpark."Once that site was identified, the floodgates opened," says Kerr.
    ...
"The whole gang is in there now," says Kerr.
    ...
"This is like going into a suburb and building 100 homes before you close on the first one," says Kerr."That's a little scary."
    ...
"For a suburban builder, we need to look at downtown like it's a 20,000 unit master plan--one block at a time," says Kerr.
