Kristin Keane, a leasing associate with Pace on the project, said 90 percent of phase one is leased.
"Of the remaining space, I have another 8,000 square feet that are under letters of intent," Keane said.
What's most important to retailers is The Boulevard's location, she said.
"It is directly across the street from the Galleria and at the intersection of two major highways, 40 and 170," Keane said.
"A lot of new stores looking at St. Louis tend to gravitate to this area."
The Boulevard has attracted several retailers that did not have stores in Missouri previously, including Crate & Barrel, Omaha Steaks, Strasburg Children, Bombay Kids and Kuhlman.
"The restaurants also seem to be a great draw for the other retailers," Keane said.
