    Curb, Inc.'s Bo Johnson said September 15 he expects the road closure, wall and cul-de-sacs will be constructed in about nine months to a year, after his Arrowhead Ridge East projects gets all approvals through the Rio Rancho planning and zoning department.

    Johnson has been trying for more than two years to proceed with his development plans for the territory that lies between Corrales Heights and the Montoyas Arroyo.

    But before Curb Inc. can proceed, Johnson will have to submit engineering plans for the subdivision, seek zone changes for the densities and commercial developments sought, and obtain subdivision and development plan approvals through the Rio Rancho planning and zoning department.

    "When we started out, we told everyone it would take about eight years for buildout," said Bo Johnson, Curb's executive vice president."Now we think we'll be done in about four years."

    Cabezon has four national builders creating five communities within the subdivision, with home prices starting at about $180,000.

    Without the builders, Johnson said, construction at Cabezon would have been a slow process.Sometimes, though, taking time can pay off.

    Curb made about 200 lots in Cabezon available to local custom builders.

    "These are the guys who only do one or two houses at a time," Johnson said."We decided early that we wanted local builders to have some opportunities in Cabezon because they bring something unique and special to the table."

    All of the 200 lots for custom builders are already under contract, Johnson said.

    Cabezon is a master-planned community, which means that more than just homes will be built.Parks and trails are an important part of the subdivision, Johnson said.

    The community has more than 225 acres set aside for commercial development.Johnson said that five smaller tracts ranging in size from 10 acres to 35 acres will be used for neighborhood stores.

    Another 140-acre tract is set aside for a regional commercial center, which Johnson said is in the very early stages of planning.
