As mixed-use developments are proven to make money, banks will feel more comfortable backing them, says Jeff Hoze, a Cumming-based manager at Wachovia Corp.
"As lenders, we always live in a world of fear," he says."As these kind of projects become more plentiful in the marketplace, more lenders will get experience with them, and, over time, that fear will dissipate."
Wachovia is backing Vickery, a 214-acre mixed-use project in Forsyth County.Hoze says the bank was comfortable with developer Hedgewood Properties' track record.The residential developer has been building homes for more than 15 years.
"It comes down to the relationship and how long we've known that person, what their skills are, and the local real estate climate," Hoze says."It's case-by-case."
