    Besides cheaper and more plentiful land options, outer-ring suburbs have become more appealing to industrial users because of recent or planned improvements to such commuter routes as Hwy. 212 in the south metro, Hwy. 610 in the north metro and Hwy. 61/10 in the east metro.Road enhancements usually fuel growth by making adjacent cities more accessible and viable for commercial development.

    For example, work that will begin in 2002 to eliminate three traffic lights on Hwy. 61/10 in Newport should help speed access between Cottage Grove and the main interstate system.
