"Right now, most people are in a catch-22," said Thomas Heimann, founder of Sarasota's Bravo Brokers Inc.
"In a real world application, you have a person who is living someplace, say Manatee, and wants to move to Sarasota, or is living out east and wants to move in closer," he said."A few years ago, we had a lot of transactions where those people would simply get a bridge loan, figure on selling in a few months, and it was no big deal."
Now, Heimann has 150 buyers lined up "who, if they could sell the house they had, they would buy a new home."
So what Heimann needs -- and what many real estate agents are praying for -- is a pick-up in activity from out-of-town buyers, something that would whittle down the area's massive inventory.
"In the short term, the portability thing is having very little impact," he said.
