    Among those will be a new Ponderosa restaurant and multiplex movie theater, said Aaron Heath, vice president of retail sales and leasing for Equity, the company developing the center."Yes, they're coming," Heath said of Ponderosa, adding that the delay is due to Ponderosa and the franchisee of the new restaurant negotiating on the design of the new facility.He also added that construction of the new movie theater will likely begin in the spring and be open in time for the busy holiday movie season starting around Thanksgiving.Heath said an additional 43,000 square feet could also be added to the 50,000-square-foot strip mall now being built to the east of Wal-Mart's Supercenter.Talks are also underway with hotel chains and casual dining restaurant companies such as Applebee's and Chili's about located a restaurant in Towne Center."Usually those companies want to see what kind of concepts are available before they make a move," Heath said, adding that Equity has had a "great response" from companies interested in locating to the new retail development.

    “This was very unique in that it is one of only a handful of TIF packages ever in the state of Ohio that has included a city, county and developer cooperating in the TIF package structure,” says Aaron Heath, senior real estate advisor with Worthington, Ohio-based Equity.

    Located at the intersection of U.S. 30 and State Route 127/224, Van Wert Towne Center is filling a need in the market that has been left empty for quite a while, according to Heath. “Currently between Fort Wayne, Indiana, and Upper Sandusky, Ohio, there are no other full-access regional shopping centers with local, regional and highway traffic services being provided,” he says. “This mixed-use project has been a long time coming to the city of Van Wert and the regional trade area surrounding the city. There have been several other development companies that have made attempts to balance the needs and desires of the regional trade market, the city and county of Van Wert and national retailers with no success until now.”

    Planned to feature between 250,000 to 300,000 square feet of retail (including entertainment, restaurant and shopping space), approximately 50,000 square feet of office, 50,000 square feet of multifamily and an approximately 70-room hotel, Van Wert Towne Center’s developers hope it will keep local consumers from spending money outside of the market. “An underserved regional market has shown heavy retail leakage to other markets due to the lack of availability of services,” Heath says.
