Todd Gabriel has been a fan of auto racing since age 5, when he saw his first race at the old Cloverleaf Speedway in Valley View.So, it's fitting that a man who estimates he has gone to more than 500 car races in his still-short lifetime has moved into the fast lane in Northeast Ohio's office leasing business.
Mr. Gabriel last year was part of a team of real estate brokers that ranked first at Grubb & Ellis Co.'s Cleveland office in terms of the revenue it generated last year.Moreover, Mr. Gabriel personally placed second in the office and 37th among all the company's employees nationwide in terms of billings in 2003.Looking at his list of recent deals, it's easy to see why.He was on the team that last December sold Metropolitan Plaza, which the Northern Ohio Chapter of the National Association of Office and Industrial Parks tagged as 2004's "office deal of the year."He also represented the landlord in the lease of the onetime Bedford headquarters of the Tops supermarket chain to the Leader Mortgage unit of US Bank.
Gil Plavcan, a senior vice president who served as Mr. Gabriel's mentor when he joined Grubb & Ellis and continues as his partner 13 years later, said Mr. Gabriel often works weekends and has turned in all-nighters when a client changed directions in a deal.
Mr. Gabriel said persistence is his key trait.Mr. Plavcan seconds that motion, noting that he and Mr. Gabriel frequently are told in interviews they got in the door to see company decisionmakers so that "Todd won't call us anymore."They also often walk out with the assignment.
Mr. Gabriel is part of a new breed in Cleveland commercial real estate: the handful of agents who have worked only in the industry and didn't first spend 10 years as a salesperson for Xerox.His first real estate job fresh out of Miami University in 1989 was in CB Richard Ellis' research department.He joined Grubb & Ellis 10 days after his job at CB was eliminated in a staff reduction in 1991 amid the real estate credit crunch.
Mr. Gabriel said his research background helps him "look into the crystal ball" to see what businesses are going to need in terms of property in 18 months.
Besides peddling real estate, Mr. Gabriel also is a proprietor.He owns four Bratenahl two-family homes, including one that was the first house he owned.He also owns a small shopping center and is close to buying a second retail property, that one in Dayton.The investments in residential and retail properties allow him to avoid potential conflicts in the office building market.
His big dream is to someday field his own racing team.His analogy for that costly goal goes back to real estate.
