'There hasn't been a big push for LEED down here, and part of it is its kind of been a developer-driven market where initial costs are the most important thing,' said Dan Finch, a West Palm Beach-based pre-construction manager for Suffolk who is working on Torrey Pines. 'But with the rise in energy costs we've seen in the last three or four years, a lot of building owners are trying to find a way to reduce their energy costs long-term.

Other options Suffolk is considering to rack up green points at the Torrey Pines campus: installing energy-efficient air-handling equipment and fume hoods in labs; recycling construction waste; and making plenty of bicycle racks available.
'If you think about it, people could live in Tradition and just bike to work, and that's part of the point system as well,' Finch said.
Tradition is the large development west of Interstate 95 where Torrey Pines plans to open its new headquarters by 2008.As part of a $100 million state and local incentive package Torrey Pines is receiving, Port St. Lucie is paying for the $40 million construction costs.St. Lucie County is chipping in $10 million for the nonprofit's operating costs.
Energy consumption in a lab building can be five times higher than in a typical office building, Finch said, and few labs in the state have attempted green certification.
'The taxpayers and the city and Dr. Houghten are going to be paying the energy bills,' Finch said.

Research facilities present a special challenge when it comes to energy efficiency, Finch said, because of all their heavy electrical and mechanical equipment.

If it is, it will register with the green building council in a couple of months, Finch said, then apply for certification once the building is complete.
Torrey Pines probably will aim for a mid-level silver LEED certification that could bump base costs by 2 percent to 5 percent, Finch estimated.

Torrey Pines' campus would be the Suffolk West Palm Beach office's first LEED building, Finch said, though the firm's Boston office has worked on LEED projects including Manulife Financial's building in Boston.
'We're definitely excited to be a part of what will be one of the first LEED projects in South Florida,' Finch said, 'and the first major research lab project in South Florida to try to achieve LEED goals.'
