    Today range-priced listings make up 50 percent of all sales in San Diego County, with 15,335 properties sold with range pricing last year out of a total of 30,831 sales, according to Ray Ewing, the president and chief executive of Sandicor, a regional multiple listing service.

    Range pricing has been used in other areas of the country, like New York, Arizona, Michigan and Florida, but in no other place has it become as widespread as in San Diego.Brokers, though, have differing opinions about whether the strategy works best in a flourishing or declining market.

    The system was introduced by Prudential California Realty.In a lagging market many people initially had positive experiences with the system, according to Mr. Ewing of Sandicor.It has become pervasive, he said, because the variety of property types in Southern California makes pinpointing comparable prices a challenge.

    "You may have an established neighborhood, but you may have a new house" on the market, Mr. Ewing said."How do you value that?"He pointed out that in subdivisions inland, where views and coastline do not affect property values, finding comparable properties and setting a fixed price is much easier than in areas along the coast.

    "Not officially," said Ray Ewing, president and CEO of Sandicor, which is owned by the Coronado, East San Diego County, North San Diego County, Pacific Southwest and San Diego Associations of Realtors.

    Although the question of further consolidation hasn't been proposed, Ewing said Sandicor "may be open for discussion."But the San Diego market and listings don't contain areas that overlap with other MLSs, so further consolidation is anything but urgent.

    "(Consolidation) does make sense when you have a market area that spans different MLSs," Ewing said, adding that further consolidation might make sense in Orange County or Los Angeles, although he is unaware of any such talks in those areas.

    Ewing gave examples of cliff erosion near coastal properties and a sinkhole in a Temecula community that caused problems with homes.He said these are factors agents may not be familiar with when looking at the property if they don't know the area.

    Additional problems could be performance of the new MLS system and strict rule enforcement.Ewing said Sandicor allows some properties to be listed twice as both a teardown or stand alone if the property has a better use if the current house was removed.If a new MLS was ever adopted, this could change.

    Positives and negatives aside, the current MLS fits local agents' needs and consolidation is unnecessary because of geography, the minority of agents who live outside the county but work here, and the amount of local brokerages it would aid.

    "I could see a benefit to our larger brokers, but that's only about 20 to 25 percent" of MLS participants, Ewing said.
