Not all lots in The Kingsway are created equal, though. Homes range from less than $400,000 to approximately $3-million, Ms. Estlick says.
It is all about where you live in the neighbourhood. In The Old Kingsway community, for instance, ravine lots garner the highest prices -- about $1-million to $3-million. On The Kingsway itself -- which starts in The Kingsway neighbourhood, but runs past it -- homes set along the St. George's Golf and Country Club are $1.5-million and more.
Often, as in Mississauga, homeowners looking to own in The Kingsway are taking matters into their own hands -- buying lots and tearing down existing homes to build their own. "They're occasionally now knocking down a home and a new home is being built there, wherever there's a lovely prop-erty and the home is an older home that really isn't worthy of the area, or the street, or the lot," Ms. Estlick says.
With the Bloor West Village shopping district nearby, an attractive, natural setting and excellent schools in the area, The Kingsway is not just the place to be, it is the place to stay. Agents are finding many of the people purchasing in the area are actually living in The Kingsway already or, at least, grew up there. Many just want to move from one side of the street to another, to a lot set on the ravine or golf course.

Whether you are coming from The Kingsway or beyond, if you are buying high-end in Etobicoke or Mississauga, according to Ms. Estlick, the time to buy is now. The high-end market tends to slow down from mid-November to mid-January for the holiday season, which makes it an opportune time to see what is available with-out other potential purchasers breathing down your neck.
