   It's the pooling that's important, bringing all agents together in one market, according to Van Estes, administrator of the WNC Regional Multiple Listing Service.
   
   "I remember years ago looking at houses in Maggie Valley, where there was no multiple listing service at the time," he said.

   There is no law or regulation requiring a specific commission, Estes said. It is negotiable in each case between the seller and the agent. He added that real estate firms cannot set commission standards because of the federal anti-trust laws.
   
   Before signing the listing agreement, an agent gives the seller a Comparative Market Analysis that lists recent sales of comparable properties as close as possible to the seller's neighborhood. These "comp" sales help set a price for the proposed listing.
   
   This market analysis is not an official appraisal, Estes said, it is mainly information for an estimate of the property's value. A seller may want to meet more than one agent to discuss his sale.
   
   Once the seller chooses an agent, he signs an agreement that gives the agent exclusive right to sell the home for a period of time.
