While resales there slowed with the general housing market, they seem to be picking back up, said Tom Duvall, Realtor with Watson Realty Corp. in Ponte Vedra Beach.

"The intense activity of 2003, 2004 and 2005 slowed in 2006, and we're starting to see it regain that," Duvall said.

What's more, buyers may not be aware that the offerings range from condos and townhouses to luxury golf course homes.

"There are many resale and some new homes," Duvall said.

Duvall said the Davidsons had the foresight to include an interchange at International Golf Parkway and I-95 "so traffic will never be a problem."

Development on the village started in 1996, with 44 percent of the development - 2,700 of 6,300 acres - set aside as preserve and deeded to St. Johns County, Duvall said.That protects homeowners from unanticipated development near their homes.

"So if you and I buy a house there and there is a preserve behind it, there will always be a preserve," Duvall said.

Duvall said only residents can become course members, and anyone who joins one course joins both.

In addition, Duvall said, World Golf Village includes condominium communities that come with their own swim and recreation facilities.Legends of St. Johns, for instance, is located off International Golf Parkway and most of the condos are now resale, ranging from the $100,000s to $300,000s.

Beyond the variety of homes and communities available in World Golf Village, coupled with the amenities, Duvall said there's another reason to consider purchasing an existing home there.Duvall noted more businesses and services are looking at adding shopping, medical and office facilities in the region around it.
