    The first sale was expected July 29, when a Temple Terrace business was scheduled to close on the purchase of the smaller building, Diaz said.

    The company will construct the Renaissance 10K buildings on other sites, but for now Diaz is concentrating on developing the product in the Bay area.

    Diaz would not say how much the company has invested in the project, but Hillsborough County records show the land at Tampa Telecom was purchased last year for $670,000.

    Cutting costs

    Diaz said he wants to simplify what had been a complicated process for companies wanting to own their offices.

    "The choices before were buying an empty building and renovating it or buying land and going through the custom design process," Diaz said.

    Small offices, including office condominiums, have been burgeoning in the Tampa Bay market, but Diaz said they are typically between 2,000 and 5,000 square feet and constructed with residential building materials, including block walls and wood trusses.Generally, the smaller offices can accommodate firms with 10 to 20 employees.

    Diaz said he is marketing his space to larger firms with about 50 workers that would rather own instead of lease their facilities and are looking for "investment grade" space.

    The Renaissance 10K is constructed with commercial-grade materials, such as a steel structure and metal roof, and can be easily subdivided for lease to tenants or expanded if needed.It's designed to avoid extensive remodeling should the building change owners, he said.
