    The second reason for council to hold off on the development came from the developer's spokesperson Frank Denton of McElhanney Consulting.Denton said that the development would improve the area as they are planning to dedicate 2.7 hectares for park, ponds and a wetland area."The ponds are really a major feature of this development for habitat and potential fish habitat," he said."We would be creating about 10,000 square metres of ponds-creating a much better habitat than that which exists now."Denton said the esthetic value of the area would also be much improved as the development will also include a trail system under the hydro lines which dissect the property in half. And he said that the addition of approximately 68 lots fits in with neighboring lot sizes.Denton said their traffic study showed that there are on average 1,600 cars that go through the area per day."For a minor collector road 8,000 (cars) are acceptable," he said."On Caledon Crescent at peak hours there is one car every three minutes, also not thought to be a problem." Denton added that with the addition of entrances and exits off the Muir Road will slow traffic down and that the extension of Lerwick will also result in less traffic in the future.But because Denton did not provide council with the traffic study, Mayor Starr Winchester said that a decision on the proposal will have to wait until the public has a chance to review it.

Until his recent retirement, he was the senior of three vice-presidents for McElhanney Consulting, a 350 person, civil engineering and survey/mapping company. He remains active with McElhanney Consulting, on a part-time basis, as a director. In addition to his engineering background, Mr. Denton brings knowledge and skills in accounting, commercial and contract law, project management and the real estate development business.
