Silas Deane, CAI, of Deane Brokers and Auctioneers said that he has a special place in his heart for older widows that he can help. The seller had lived alone in one side of her 1949 duplex for several years but finally moved into an assisted living facility. "The Lord blessed our efforts to help her," said Deane. The owner had listed the property with a leading broker for several months with no results. She really worried about her vacant home, and asked the broker for advice. The broker, Century 21 Partners in Owensboro, recommended that she auction the home with Deane. "When I talked with her, I insisted that she allow us to sell the duplex absolute. When she signed our auction agreement, she said she no longer had to worry about the property. It was like a burden was lifted off of her," Deane said. Deane marketed the property locally for 3½ weeks, plus had one open house and several showings. On a cold January Saturday, over fifty people showed up for the sale. Everyone, including Deane and three bid assistants, crowded into one side of the older duplex that was heated. The announcements were made and the bidding started at $50,000 (as much as the seller was hoping for). Bidding was rapid and quickly went to the final sale price of $73,000. "We were very pleased, and this was a great price for the neighborhood and type of property. It's great when we can help ladies like this," said Deane. Deane Auctioneers have sold over 180 parcels of real estate in the past 3½ years with a closing ratio of over 97%. More details about this sale, audio of the bidding, and sale results are posted at www.deaneauctions.com.
