Soon, Sonny's Dutch Mill will join the growing stable of places to eat in the township, according to Jude Crayton, the director of leasing for JDH capital Management, the company managing Stockbridge Commons.Crayton said Sonny's had leased 2,000 square feet in a new 10,000-square-foot unit the company is building in the center, located at the corner of Hwy. 160 West and Gold Hill Road.
Approximately 8,000 square feet are still available for lease in the building.JDH is renting the space at $22 per square-foot.There is also still one .79-acre out-parcel available in Stockbridge, but that's about it.
"Not counting the new expansion the center is 100 percent leased, which is indicative of growth in this whole area," Crayton said.
Crayton said JDH feels good about the center's future. When nearby Stonecrest is built-out, the Wal-Mart supercenter and other retail destinations will drive a lot more traffic to the area, he said.

"At this point we feel our center is the main destination for Tega Cay's everyday shopping needs," Crayton said.
The decision to construct a new building on available land was made after JDH leased its last existing vacancy to Piedmont Medical Center earlier this year. That building had sat unused for more than a year prior to the PMC lease.
Though the center was slow to fill, turnover within the center has been even slower. In fact, Crayton said, so far only one business that opened in the Stockbridge left the center later.
Crayton said JDH counts on the center's quality and location to attract prospective tenants, and said the company works hard to sign lessors.
"The big thing is, if somebody wants in our center, we will do what we can to make it a win-win situation for both of us," he said.
Aside from the new building and the open out-parcel, Crayton said JDH has space to build one more structure on the site. There is space for a 6,000-square-foot building behind the Mail & More at one corner, but that site would lend itself better to office uses than retail uses, and JDH probably wouldn't begin construction without a major tenant lined up first.
"We'd want to have at least a third of it leased before building would start," Crayton said.
