   Wayne Corts, a former Rockland resident who lives in Orange County, said he was prepared to purchase the 250-acre ski center.
   
   "I'm in contract and ready to close," Corts said yesterday.
   
   Corts said he wanted to reopen the ski center and add a snowboarding park, 60 to 80 townhouses and possibly a small hotel.
   
   "Whatever the town would approve," Corts said.
   
   Corts has been seeking investors and working with the town of Tuxedo to develop an acceptable project.

   The townhouses could be vacation or year-round homes with two or three bedrooms, and he would be open to including some senior housing, he said.
   
   Corts stressed that he wanted the project to be acceptable to Tuxedo.
   
   "The town seems extremely helpful," Corts said. "They would like to see it reopened as a ski center. It's a great piece of property."
   
   Corts grew up in Monsey and graduated from Ramapo High School.
   
   While attending Pomona Junior High, he said he frequently skied at Sterling Forest. He wants other young people to enjoy a similar experience, he said.
   
   Corts is owner of the Willow Cove Marina in Stony Point and has been a developer for many years.
   
   His most recent project is the Greens of Woodbury, a neighborhood of 63 custom-built homes in Orange County.
   
   He said yesterday that he did not yet know when the closing for the ski center might take place.

   Hearing the opposition to developing the waterfront, Wayne Corts, owner of one of the four marinas, Willow Cove Marina on Hudson Drive, backed off a plan he was considering.
   
   Corts, a developer himself, has been preparing a counterproposal to develop the waterfront because he didn't want Ginsburg to have his property condemned.
   
   "I was dragged into this, after hearing that GDC was interested in our waterfront," Corts said.
