   Andy Collins, president of Morgan-Collins Realtors, had some tips for sellers based on what's going on in the market: "If you have high expectations based on what was going on in the last couple years -- that's not happening anymore like it did then," he said.
   
   He suggested sellers be reasonable in their asking price, and no longer anticipate multiple offers immediately.
   
   "Overall the numbers (of homes sold) are less than they were last year," Collins said. "But I'd say that was abnormal. We're just now getting back to normal."
   
   Morgan-Collins is confident enough in the market that it just completed the purchase of White Rose Realty in Glen Rock this week, Collins said. The company wanted a stronger presence in the southern part of the county.
   
   "York County is a good place to live, and a good place invest in," he said.
