   "We are excited about our model homes opening in Lake Talia, but our excitement hasn't compared to the response we've seen from customers," said Ken Clark, general sales manager for the Tampa division of Lennar.
   
   Lake Talia is in Pasco County and includes the 10-acre Lake Talia, as well as several other smaller lakes and ponds throughout the community. Many of the community's 183 lots are on water or overlook conservation areas, Clark said.

   After conducting focus groups with buyers and Realtors and interviewing former customers, Lennar developed Everything's Included, a program that saves the customer money, time and stress, Clark said.
   
   In the Everything's Included program, Lennar uses its buying power as a company that builds homes in 21 states across the country to provide an array of features, top-quality products and appliances, and passes the savings onto the customer.
   
   "Top-of-the-line features are included as standard in our homes - items that many other builders consider optional and charge extra for," Clark said.
   
   The Everything's Included plan also includes other Lennar services, such as mortgage and title services, Clark said, giving the customer a one-stop- shopping opportunity, which saves time and effort, he said.
