   Timothy Chen, senior manager of research and consultancy at property consultant Colliers International in Shanghai, noted Sun Hung Kai's win of prime residential site in Pudong district in June.
   
   "[It] defeated some very big local developers," he said.

   "Hong Kong developers still have advantages especially in commercial property sites," Chen of Colliers said, noting their solid reputations and valuable management and international experience.
   
   He said most mainland developers are focused on residential developments rather than commercial because office towers have a longer payback period, which would be unattractive to local companies that can only get short-term loans from banks.
