The 87-year-old real-estate agency, based at 1208 James St. in Syracuse, specializes in commercial and residential properties along with developing subdivisions.
"I always wondered why no one has done [a gated community] here. I'm trying to be the first," Camperlino says.
The gated community will be a 19-acre extension to Waterford Woods, an 117-lot subdivision with homes ranging from $300,000 to $1 million, he says. Entrance into the gated section will only be granted with a card.
Homes within the gates will range in size from about 3,000 square feet to 4,500 square feet. Each home will be custom built to the buyer's specifications and will average about $500,000, Camperlino says.

Over the next six months, Camperlino says he plans to hire 12 additional agents in an effort to focus on residential real estate.
He declined to disclose his firm's sales volume, number of transactions, or annual revenue.
To make room for the additional agents, Camperlino is renovating the carriage house located behind Eagan's main office on James Street into office space.

Camperlino began substantial renovations to the property in 2002, which included gutting the building, reconfiguring the walls, installing marble floors, and converting the first two floors into office space and the third floor into a luxury apartment. The building is designed in the Italian renaissance revival style, complete with antique furniture Camperlino handpicked from auctions.
Camperlino served as the general contractor, and Syracuse-based Zausmer-Frisch Associates, Inc. was the architect. He declined to disclose renovation costs.
The final stage of the renovations will be complete at the end of this year. Camperlino is converting the basement into a conference room complete with teleconferencing equipment, big-screen televisions, marble floors, and a gas fireplace. -
