They also need to consider future growth strategies, undertake space planning exercises and location analysis to examine issues such as the impact of urban sprawl on staff retention and future road infrastructures, variances that may affect the way their business is conducted."

    Campbell says this not a process to be taken lightly and all these factors take time to assess and consolidate into a final output. As a result, the design-build movement has also impacted on commercial and industrial property agencies with good agencies becoming more services-orientated.

    "The traditional agency model of agents showing a few properties here and there has completely changed," he says. "An increasing number of prospective tenants are employing consultants and doing much more sophisticated research to help in their relocations."

    Campbell says CBRE has tapped into this trend by expanding its consultancy services to provide a "full-line service" - from an initial consultancy about a move, through to site location and lease negotiation.
