   Prices of homes near new extensions of the LRT and Anthony Henday Drive will rise by 10 to 20 per cent above the Edmonton average over the next three to five years, says real-estate researcher Don Campbell.

   Campbell said he expects Edmonton home prices generally to rise nine per cent in 2008 and 12 per cent in 2009.Homes that benefit from transportation improvements will outperform the market by an additional 10 to 20 per cent, he said."When people look for a property to purchase, be it their primary residence or an investment property, they take into consideration affordability, commute times and commute costs," Campbell said.
   
   He expects the greatest impact in south-side neighbourhoods near 111th Street.Parkallen, Belgravia, McKernan, Twin Brooks, Ermineskin and Sky Rattler all will gain - both from the LRT extension and from the Henday.
   
   Lesser effects will be felt in south-side area near those neighbourhoods and in north-side areas near the Henday's northern extension.
   
   In other studies, Campbell said, values rose for properties within 800 metres of new rapid-transit stations or access to major highway improvements.
   
   Prices in northeast and northwest neighbourhoods, which will be affected by the Henday extension, have not
   
   yet been - nor have prices in south Mill Woods."Now would be a good time to buy in those areas," Campbell said.
   
   Even when transportation improvements are anticipated, he said, price impacts usually are delayed until people actually experience the reduced travel times to the downtown or to outlying employment areas.
   
   A study of property values in California over 20 years found that homes close to the Bay Area Rapid Transit system were valued 38 per cent higher than those more distant from the service, Campbell reported.
