After an 18-month study of the zoning ordinances, the Planning Commission voted to recommend the changes to the board, which approved them this week.
The average house built last year in the township was more than 1,600 square feet, compared to a national average of 2,300 square feet, Brummel said.

"We've discovered the mix of single-family and multifamily doesn't work," said Brummel, adding that 99 percent of the multifamily residents are students.
The amendments also require a special-use permit for commercial buildings over 20,000 square feet.Industrial zones already have that requirement.
Brummel said large buildings have more of an impact on traffic, neighborhoods and storm water than their smaller counterparts.
