   BECCA BRUCE, a project manager with TIP, has more than 12 years of real estate development experience with an emphasis in affordable housing development for nonprofit organizations. Prior to joining TIP, Ms. Bruce worked with Southwest Strategies Group, Inc. as a commercial real estate agent, focusing on central Austin. Ms. Bruce represented landlords and tenants in the leasing of office and retail space; represented buyers and sellers in the sale of commercial and multifamily properties, and represented investors seeking investment properties.
   
   Ms. Bruce's development experience includes managing numerous affordable housing development projects for nonprofit organizations locally and nationwide as well as serving on the development team for the re-development of the Seaholm Power Plant in downtown Austin. Housing development projects range from 10 to 200 units and include land/building acquisition; selection of development team members; obtaining financing; obtaining appropriate zoning; and overall project management.
   
   Ms. Bruce is also the principal of Vacri Development which provides affordable housing development services primarily to nonprofit organizations and grant funding for development projects.
   
   Ms. Bruce earned a Master of Science in community and regional planning from the University of Texas at Austin, a Bachelor of Arts in art history from Colby College, and is a licensed real estate agent in the State of Texas. Ms. Bruce has volunteered for several organizations promoting healthy self-esteem in young adults, currently working with GENAustin (Girls Empowerment Network), was selected for the 2003-04 Class of Leadership Austin, and serves on the mentoring committee of CREW Austin.

   Becca Bruce has more than eight years of experience in affordable housing financing and development with an emphasis on obtaining financing for nonprofit sponsors. Becca runs her own consulting business - Vacri Development and Consulting - that provides services primarily to nonprofit organizations to develop affordable housing. Prior to consulting on her own, Becca was a Vice President at Diana McIver & Associates, a housing consulting firm that works nationwide and more recently worked for Foundation Communities, a local nonprofit that owns, manages and develops affordable housing communities in Austin. Becca has also recently joined Southwest Strategies Group, as a Commercial Real Estate Agent. Southwest Strategies is a full service commercial brokerage firm that also provides real estate investment and planning services.
   
   Becca is currently in the 2003-04 Class of Leadership Austin. Becca has served as the Zoning Chair for the Bouldin Creek Neighborhood Association, as a Big Sister for Big Brothers/Big Sisters of Central Texas, and as the Alumni Coordinator for NEXUS - the University of Texas Planning Program Alumni newsletter. Becca holds a Masters Degree in Community & Regional Planning from the University of Texas at Austin, School of Architecture and a BA from Colby College in Waterville, Maine.
   
   Becca currently serves on the Board of Directors of GENaustin as co-chair of the Volunteer Committee and is also a member of the Resource Development Committee.
