SPRINGFIELD - Even before the cabinets are installed, the new homes Thomas L. Bretta is building are snapped up by buyers.
"As fast as I'm building the houses, I'm selling them," said Bretta, owner of Bretta Construction and an agent with Carlson/GMAC Real Estate's Wilbraham-Crane office.
According to national figures released yesterday, sales of both new and existing homes posted strong gains in July, and new-home sales hit a new monthly record.
New-home sales shot up by 6.7 percent last month to a seasonally adjusted annual rate of 1.02 million, highest monthly level on record, the U.S. Commerce Department reported yesterday.

Bretta, who's been building small subdivisions in the area for nine years, said the current level of demand is "unbelievable."
When he started his business, he couldn't match the volume of sales now, and completed homes would sit on the market for three to six months, he said.
"Now you build a home and before you get the cabinets in, it's sold," he said.
Bretta is building 11 homes on a new road called Tanglewood Drive off Tinkham Road in Springfield, with prices ranging from about $180,000 to $250,000.
If there were more existing homes on the market, area agents said sales of those would be up too.
Instead, sales of existing homes in July in Greater Springfield continued to drop.
Sales dropped 98 units, or 22 percent, from 445 in July a year ago to 347 last month, according to the Greater Springfield Association of Realtors.
