   Michael Brennan focuses his practice in the areas of real estate, commercial lending, and corporate law. In real estate law, he negotiates and documents the purchase and sale of all types of real estate, drafts and reviews commercial leases, and represents clients in property tax appeals, in connection with land trusts and conservancies, and environmental matters. Mr. Brennan represents lenders and borrowers in asset-based lending and real estate-based lending in the area of commercial lending law. In corporate law, he negotiates and documents the purchase and sale of businesses, organizes and provides general counseling for corporations, partnerships and limited liability companies, and drafts and reviews employment agreements, stockholders and partnership agreements, non-compete agreements and general commercial contracts.

   Mr. Brennan's extensive experience in real estate, corporate, finance, and general commercial work brings a balanced, business-oriented perspective to the analysis and solution of clients' needs. His practice resides in one of Venable's suburban offices, enabling him to provide cost efficient service. He is known by clients and the legal community for being a constructive negotiator, thereby achieving results in a less adversarial and less time-consuming manner. Significant Matters Recent significant matters include documenting hotel site acquisitions for Marriott; working on development issues related to a 1,000-acre tract; handling and obtaining substantial reductions in property tax valuations for several major corporations and a private school (over $18 million total reductions of property valuations); negotiating contracts for sale of two shopping centers and the purchase of two apartment complexes for an investor, including 1031 exchanges, totaling $28 million; representing financial institutions in over $30 million of loan facilities secured by distressed mortgage pools and as the lead participant in $25 million credit facility secured by a pool of post office facilities throughout the eastern half of the U.S.; and supervising a project on UCC Article 9 revisions. Activities Mr. Brennan's community leadership includes serving as a board member and past president of Literary Works, Inc., a board member of Chesapeake Habitat for Humanity, member of the Baltimore County Leadership Program, and member of the Baltimore County Loan Review Board. He belongs to the Baltimore County, Maryland State, and American Bar Associations, and the Dartmouth Lawyers Association.
