   Mitchell Bleznak, owner of Bleznak Real Estate Investment Group in Farmington Hills, said the company offered new tenants periods of free rent last year. This year, it is instead reducing the overall rates to even out the monthly cost to renters.
   
   Even so, Bleznak said he's optimistic about the long-term viability of apartment ownership.
   
   "It's like any other business," he said. "You need to take care of all your details. You have to take every opportunity. ... Maintain your curb appeal. Maintain those customer relationships."
   
   Farmington Hills-based Bleznak has about 3,000 units in metro Detroit.

   Apartment owners say the severity of the downturn varies greatly by community. Downriver apartment communities have remained stronger than most complexes in Oakland and Macomb counties.
