   Newry auctioneer Gary Best, of the Best Property Services, reports a big surge in the demand in recent months, with many buyers keen to snap up properties coming on the market. In one case, a 25-acre County Armagh farm set new records for agricultural land when it sold for £450,000 - and amazing £18,000 per acre. The property, situated about seven miles from Armagh city, near Killylea, was initiall offered with an approved building site but this was later ecxluded from the sale. However, a two-story disused farm house was included in the deal. Gary Best says that buying farmland in the southern half of the Province for under £10,000 per acre is fast becoming a distant memory. Most land in the area is changing hands for £8,000 and £20,000 per acre - excluding building sites and houses - and averaging just over £10,000 per acre. during the last four months, some 16 land holdings to come under the hammer at Best Property Services achieved in excess of £6million. These have covered an area between Dungannon and Castlewellan, and southwards towards the border area. Mr. Best said: "While demand for both development and farmland is at an unprecedented high, under-bidders are becoming increasingly frustrated by rising prises and short supply. "Most of this summers's land sales have left us with anything from four to ten unsuccessful bidders, most of whom are still in the market for land. "Many are prepared to travel greater distances to buy, compared to three or four years ago." Mr Best added that land sales were becoming more specialised and that sellers should plan well in advance of a sale so land agents could help maximise proceeds. In some cases it can take up to 18 months of preparation and planning, he said.
