The two collaborated on deals for more than 10 years at Fischer & Co. before Besserer left to launch DMc Properties in early 2001.

Prior to Fischer, Besserer worked for 12 years on the landlord side at Vantage Cos.That changed in 1993, when he negotiated a lease with tenant rep Cliff Fischer.

"He showed me a computer system he had developed and I was blown away," Besserer said."He was using computers in ways no one else was using them, and I wanted to be a part of that process."

The Dallas market had not yet rebounded from the downturn it was experiencing at the time, which added to the appeal, Besserer said.

"In a down market, as a landlord rep you're a sitting duck," he said.
