"We'll design a house from a blank piece of paper," says Leonard W. Besinger Jr., owner and president of Leonard W. Besinger and Associates Inc. of Marengo."That is what I tell people.I hate to use the word 'custom' because people throw that word around all the time and it has lost its meaning."
An architect by training, Besinger, the latest in a family line of builders stretching back a century, says his firm has a couple of models at their newest community, Deerpass Estates in Marengo, so potential buyers can see the quality of their work.
"Some people will tell us that they want something similar to one of our models, with a few changes.Others will bring us a plan they picked up somewhere else and ask us to build it, with a few changes," he says.

"With our Communities of Deerpass project, we are trying to build a community in Marengo that has most of the ingredients that people need to live a comfortable life," Besinger says.
Two of the communities have already been completed.These include Deerpass Greens, a development of 214 moderately priced single- family homes, and Deerpass Village, which is comprised of 100 townhouses.
The company now is building Deerpass Estates, an upscale neighborhood of 120 designer homes on winding streets.The homes will range from 1,700 to over 3,000 square feet on lots in excess of a third of an acre.
Because Besinger is both an architect and a builder, buyers can purchase a moderately priced home with the amenities they want.Styles from contemporary to English Tudor, colonial or Georgian can be built.
"If they like, they can have two master suites, five bedrooms or even a four-car garage," Besinger says.
His dream house: "I just finished mine.

Background: "I learned the business by my father's side," says Besinger, who graduated from the Massachusetts Institute of Technology.

"We still have 100 lots here at Deerpass Estates that we need to build out but after that I plan to start building larger, more expensive homes at a rate of considerably less than 30 per year," Besinger says "But we will stay in Marengo."
