A director of Stockdale and Leggo Albury and Wodonga, Mr Philip Bell, said rents might have risen between 10 and |20 per cent in the past year depending on the category of property.

"Demand is very strong and we have very low vacancy rates, 3 per cent in Albury and less than |1 per cent in Wodonga," Mr Bell said

Properties advertised on Saturday were usually let the next week.

Mr Bell agreed that newly-built units would command relatively high rents; about $250 in central Albury, $220 to $240 in Wodonga, $220 at Lavington and $200 at Thurgoona.

Director of Stockdale and Leggo in Albury, Philip Bell, said the rise was no surprise.

,This is a small increase and is the highest interest rate for five years, still pretty low, and the market has had in the back of its mind that an increase in the past 12 months would happen,, Mr Bell said.
