    "No doubt, the key is the Accelerated Marketing Program," stated Spanky Assiter, President of Assiter & Associates. "It is up to the auction company to cover every area and find every potential buyer to let them know the property is available. Sometimes that involves searching outside of the state, and occasionally outside of the country," said Assiter.

    "Most local Real Estate brokers do not have the budget in their marketing plans to go that far and they have to spread the funds they do have over a longer period of time, say six months," continued Assiter. "The auction company uses that same amount of money in three to four weeks' time to market the property intensively."

    Extensive homework is done by the auction company to find out everything possible about the property beforehand. All auctioned properties are sold "as is" and it is the responsibility of the buyer to find any faults that would deter him or her from buying. Assiter always encourages his sellers to be completely honest. "It's safer to disclose everything and solve those problems before the auction," he explained.
