But all agents don't work the same. Some, like Skyline, work on commissions, while others charge a fee for licensing and representation. Skyline prepares all the marketing material and photographs without a fee, while other companies may charge to begin work on these materials. Anderson says his company carries insurance, takes a security deposit from the production company, and keeps a representative on duty to make sure that the home is being used properly and unnecessary damage does not occur. When Skyline, or other agencies rep a house, any damage is billed to production and repairs must be made. If no agent is involved, getting repairs okayed can be a bit dicier. Anderson says it is essential to have a proper licensing agreement ahead of filming in order to insure proper treatment ...Anderson secures his house clients through referrals and their website. He then uses his relationship with studios, networks and independent location scouts to market his properties. He says the first step to becoming a client is for Skyline to get all the information about a property, which means scouting it for architectural type and production friendliness in terms of space, lighting and uniqueness, and then photographing the potential filming areas. "The quality of the home doesn't exclude you from the process because all types of locations are needed," says Anderson.
