The training isn't necessary and right now, any person could print out business cards or put together a letterhead and call themselves a home inspector," said Randy Aldering, president of the Michigan Association of Home Inspectors.
    ...
The home inspection process is not supposed to be a destructive one, Aldering said.
    ...
"It's kind of an odd amendment and kind of a challenge to understand why it was offered and what good it would do," Aldering said.

About 30 states regulate home inspectors, but laws vary widely from state to state, said Randy Aldering president of the Michigan Association of Home Inspectors.
    ...
Aldering and other independent inspectors believe that independence is critical for any Michigan law regulating home inspectors.
    ...
If you were buying a used car, Aldering said, you probably wouldn't ask the salesman for names of mechanics who would inspect and certify the vehicle. In the same way, he said, it's potentially a mistake to ask a real-estate agent for the names of home inspectors.

Aldering said no one - sellers, real-estate agents, mortgage lenders, brokers - should be allowed to get between an inspector and his client.

"Some Realtors do their very best to give out the names of competent inspectors," he said.

The group's president, Randy Aldering of Kalamazoo, said the association opposes regulation for regulation's sake, but it will support a law that has teeth in it.

"One of our primary focuses is consumer protection," he said.
    ...
Aldering's group wants the law to spell out a variety of things including complaint process for consumers and establishing a governing board with the power to investigate complaints against home inspectors and call witnesses.

    Toothless laws

Perhaps most importantly, Aldering said his association would oppose a toothless law.

As an example, he pointed to Michigan's real-estate disclosure law.In theory, a home seller is obligated to disclose significant problems with a property.

Aldering mentioned a family who bought a house with a septic system that backs up on occasion.

The Association is now concerned that a last-minute amendment, which will open home inspectors up to expanded liability issues, will increase the insurance premiums home inspectors pay.
