Architect Anthony Abbate stated that this was a County initiative, and an interesting one.

Mr. Abbate explained the concept behind the Guidebook.He noted that there are five systems of design: architecture, graphics, landscape, transportation, and urban and he
described each in detail.He noted that the sense of place with Coconut Creek emerges from the landscaping and the beauty of the waterways.According to Mr. Abbate, the first recommendation would be to support the concepts in the Educational Corridor Study.One of the concepts is the transportation framework with pedestrian, transit, and vehicular access.He noted the three ways to address this concept and spoke regarding another concept, which is the coordination of the lighting, pavement, signage, and furnishings for pedestrians.Mr. Abbate also spoke regarding a layered mixed use zoning with the most valuable being at ground level.
Using a Power Point presentation, Mr. Abbate displayed graphics showing several different concepts to create a sense of place.He stated that one main issue was signage and he pointed out that some signage that will be necessary might not be permitted currently.

Mr. Abbate added that the first step would be to examine the building types already codified in the building code and determine if it can be expanded to include new building types.

As to immediate action by the Commission, Ms. Rose felt that Mr. Abbate was looking for consensus that the Guidebook is on the right course and the City would adopt this concept.
