You will note that Thomas portrays the Urban Land Institute (ULI) as a benign organization. Thomas also notes that ULI provides on line reports on emerging trends, and assisted with the Sarasota County 2050 Plan by "providing an expert advisory panel". What is interesting is this statement from Thomas, "[N]either Matt Lewis or myself have attended any symposiums, conferences, or webinars regarding Agenda 21. If Thomas and Matt are clueless then the County Commissioners are as well.

"We're in the very early stages of a very large-scale review," said Tom Polk, Sarasota County planning and development services director.
Planners still need to determine that Benderson has submitted sufficient information before starting on a formal review of the project, he said. Polk couldn't estimate when the matter would come before the County Commission for a vote. The U.S. Army Corps of Engineers, the state and Manatee and Sarasota counties would work with Benderson before then to resolve issues, including environmental impacts and increased traffic, he said. The commercial and office buildings would affect a wetland, a mesic hammock and pine flatwoods, according to Benderson's application, which states that the wetland losses would be offset in Manatee County. Polk said the developer and counties also need to coordinate with the Florida Department of Transportation, which plans to create a diverging diamond interchange at University Parkway and I-75 to alleviate traffic backups that already occur there. Historically, the county has had Benderson help build projects, like the Cattlemen Road extension, and reimbursed the company with impact fee credits, Polk said, which could occur again with this project.
